Enter four figures for any period, a night, a week or a month, and the calculator works out your occupancy rate, ADR and RevPAR. It runs in your browser: nothing you type is sent anywhere.
What to enter
- Rooms you can sell: the rooms you could have let each night. Leave out rooms that were out of order.
- Nights in the period: 30 for a 30-day month, 7 for a week.
- Room nights sold: one room for one night is one room night. A guest who stays 3 nights is 3 room nights.
- Room revenue: what you charged for rooms in the period, without tax, breakfast or extras. Use any currency; the results are in the same currency.
The formulas
Available room nights = rooms × nights
Occupancy rate = room nights sold ÷ available room nights
ADR = room revenue ÷ room nights sold
RevPAR = room revenue ÷ available room nights = ADR × occupancy rate
Worked example
The calculator opens with a 20-room hotel over a 30-day month: 600 available room nights, 450 room nights sold and 45,000 in room revenue. Occupancy is 75%, ADR is 100 and RevPAR is 75. Change one figure and watch the others move: sell 30 more room nights at the same ADR and RevPAR rises to 80.
Reading the results
Occupancy shows how full you were. ADR shows what each room sold earned. RevPAR puts the two together, so it is the figure to compare between months. If you sell through an OTA, work out ADR after commission to see what that channel really pays.
LobbyMind works these figures out for you every night: the night audit closes the day and the manager's flash report shows occupancy, ADR and RevPAR. Prices come from your rates and seasons.
